MAIN FEATURES

Remember that you only answer the project description section which takes approximately 30 minutes. All the rest is done for you! But we are showing you the whole program so that you can see the extent of what is automatically included, and the builder has absolute control of every item that goes into the project.


EASI-EST 500 is comprised of 10 distinct sections for ease of use.

LABOUR PRICING

This section deals with Carpenters and Bricklayers labour, as they are the only separate labour costs, and everybody else is either a trade supplying and installing their own materials, or a source supplying a service such as surveying.

CARPENTRY

  • EASI-EST 500 calculates the actual labour costs of installing individual components, not just a general rate per square metre, so the estimate reflects the actual amount of labour for every item in every task, e.g. – Walls (Prefab and Onsite), Doors, Windows, Ceiling Heights, Roof Pitches (Trusses and Propped, Sheet and Tiled), Hips, Dormers, Cathedral Ceilings, Posts etc.
  • EASI-EST 500 has three pricing sections for pricing and reviews and can use our automatic E_BLANKS system. Any price rates can be changed merely by overtyping the existing rates in the yellow cells and saving them.
  • With Architrave and Skirting, Weatherboarding, T&G Floorings, Stairs etc, the sizes and rates are alterable, and when sizes and quantities of flooring are changed obviously, labour costs also change.
  • The Traveling rates are divided into each construction stage, for more accurate assessment.

BRICKS & BLOCKS LAYING

  • The Masonry choices included are separated for both Bricks or Blocks, so labour is divided into these types, and is very straight forward. You merely change price rates by overtyping the existing rates.
  • There are seven different types of Masonry walls for each of either Bricks or Blocks, selected and automatically priced by typing a 1 in the type you want.
  • After selection, all other items are automatically altered by the system, e.g. Concrete Footing sizes change to suit either double or single walls or soil type. Timber framing, plaster and other accessories are automatically included or deleted depending on what wall type you choose, etc.
  • If there are eaves, the eaves masonry is deleted.

MATERIAL PRICING

This section only deals with Carpenters and Bricklayers materials which are needed for the labour above and all other materials are supplied by Trades supplying and installing their own materials.

CARPENTRY

  • EASI-EST 500 calculates the actual material costs of quantities and measurements of items, not just a general rate per square metre, so that the estimate really does reflect the actual amount of material for every item in each individual Job.
  • The first blue cell in the Project Description of each changeable item shows the cell number so you can go straight there to change details.
  • There are five permanent types of windows in EASI-EST 500, all of which may be needed in the one project for expensive Architectural work.
  • The window sizes for each type are already listed down the left side. It is only necessary to type in the number of windows required for each window size.
  • When a window is selected, EASI-EST 500 automatically removes the number of bricks / blocks for that window area, adds the architraves, adds the flashings outside, and adds the brickwork lintels if over 2.4m ceiling height.
  • All the timber Lineal Metre price rates have yellow cells in which to enter the rates.
  • Names of any items in the yellow or blue cells can be changed to suit your own terminology if required, as states have some different names.
  • EASI-EST 500 includes three sizes of Dormers, and two types of Clerestory roof windows. The relative material quantities and labour times are already pre grouped and completely calculated, you merely have to enter how many Dormers or Clerestories you want.
  • Architrave and Skirting, Weatherboarding, T&G Floorings, Stairs etc are included, with sizes and rates alterable.
  • Cartage rates are divided into each construction stage, for more accurate assessment.
  • A wastage table is included at BK1 which has an amount for each material and can be changed at any time.

BRICKS & BLOCKS

  • Masonry work included is for both Bricks and Blocks, so the pricelist is divided into these types, and is very straight forward.
  • Price Rates are merely changed by overtyping the existing rates for Bricks, Blocks, Sand, Cement, Limil, Colour, Wall Ties & Vents. The first blue cell of each changeable item in the Project Description shows the cell number so you can go straight there and change details.
  • If your bricklayer supplies the mortar materials in his labour prices, then simply enter a 0 in the items they are supplying in the Materials Pricelist.

TRADES PRICING

This Section has the price rates for all other components, apart from Carpenters and Bricklayers Labour and Materials, as normally all other components are completed by the Sub Trades supplying and installing their own materials, including the services such as Title Searches, Soil Testing etc.

  • The names of any items in the yellow or blue cells can be changed to suit your own terminology if required.
  • When Prime Cost Equipment is selected, all other costs relating to it (e.g. Plumbing and Electrical) are also automatically included and divided into the appropriate costing stages.

PROJECT DESCRIPTION

This Section, as well as the following Extras Description section which is merely a continuation of this section, is the only section done by the User for each quote, the rest are all automatic requiring no further input.

  • This section describes the PROJECT for both new constructions and additions. It is virtually a "shopping list" where you simply tick off what you want to include in the Estimate.
  • You can tailor the Project Description to suit various specifications.
  • After finishing your estimate, you save it using the STORE PROJECT (SP) tab, and to retrieve it (RP).
  • Similarly, you may store as many different Price Rate sets as you wish, by using the STORE RATES tab and retrieving them at a later date. This would be used for example if you were regularly building in a different pricing area, or using teams with different pricing.
  • Being totally automatic, changes to an existing estimate are a breeze, you merely change a figure or type a different measurement in a yellow cell and the changes are automatically calculated and carried through to the rest of the estimate by the system.
  • The Index takes you anywhere in the system.
  • The Base Brickwork is calculated very accurately, accounting for hollows and bumps on the site.
  • EASI-EST 500 automatically calculates the size of Long Span Joists (if any), the amount, bracing and of course the Labour to install them.
  • EASI-EST 500 calculates the exact amount of Bricks / Blocks costs required in a particular chimney, which these days can cost as much as your profit margin.
  • Wall Tiling is a particular quantity already entered for each component (Shower, Bath, Lineal Metre of Benches etc.), and can be changed at any time.
  • For any really unusual "one off" items to be entered, there is a screen for NON STANDARD items, and EASI-EST 500 automatically adds the Overheads, Margins and GST onto these in the same way as it does for all other items.
  • Standard hiring items are included automatically. Other items can be selected and these are then tied to the nominated construction time, while Extension Tarpaulins and Waste Bins have their own time nominated separately.

EXTRAS DESCRIPTION

This Section is merely a continuation of the Project Description and are the only sections done by the User for each estimate, the rest are all automatic requiring no further input.

  • The Extras Description section is part of the Project Description and has been created to separately itemise the components outside the external walls of the building, such as Verandahs, Garages etc. Their associated quantities and costs appear in the "Isolated Extras" Section.
  • The list of features is exactly the same as the PROJECT DESCRIPTION.

BUILDING EXPENDITURE

This Section and all Sections after the previous PD / ED are completely automatic.

  • This Section lists the completely detailed breakdown of both quantities and costs, right down to the nails required for each task. It shows the totals of groups in each stage, then displays the total and progressive costs of each stage, and of course the Total Cost. The breakdown of "Trade Cost Centres" in construction order is seen later in the OVERVIEW.
  • The INPUT GST is deducted from the cost of each item of Labour and Material so that the total Job Cost is obtained without the GST included, and shown again later in the OVERVIEW.
  • There are standard groups of materials and labour for two different types of Clerestories, and three different width Dormers, the numbers of which are selected in the PROJECT DESCRIPTION.
  • Flooring of Softwood T&G, Hardwood T&G, and External Slats are size alterable, and as the quantities change with the size change, the labour is also automatically changed.
  • Any items shown in blue cells can have the figures altered and CALCULATED at the Pricelist to automatically carry it through the rest of the system, where different States have different wording.

ISOLATED EXTRAS

This Section and all Sections after the previous PD / ED are completely automatic.

  • The Isolated Extras is included in the quote and has been created to separately itemise the components outside the external walls of the building that have been requested in the "Extras Description", such as Verandahs, Garages etc, for separate perusal of their quantities and costs.
  • The list of features is exactly the same as the previous section - BUILDING EXPENDITURE.

ALTERNATE CONSTRUCTIONS

This Section and all Sections after the previous PD / ED are completely automatic.

This Section prices the project you are estimating in 50 other alternate construction types at the same time, immediately estimating the job in any chosen alternate within a few seconds.

After you have re-selected to change something, it displays three amounts on the result table that appears on every AC screen –

  • the estimate amount that it was before you re-selected.
  • the new estimate amount.
  • the difference between them.

You may have as many changes as you want, as the total is progressive.

"Alternate Construction" also displays at the top, the individual cost of any "Extras" that you may have selected back in the PD Menu.

"Alternate Construction" adjusts the INTERNAL COSTS of the job you are estimating, such as -

  • The Input GST total deducted.
  • GST free items total.
  • GST inclusive items total.
  • Building cost.
  • Profit margin % and the amount.
  • Sales Commission.
  • Sales GST Total.
  • Retail Quote price.

QUOTE LETTER

This Section and all Sections after the previous PD / ED are completely automatic.

  • "Quote Letter" tells the Owners only what they need to know at this stage, such as price and the main items included, without giving too much breakdown on costs. The Owner will have to get back to you for further discussions. So they get to know you.
  • The text at both the top and bottom can be changed to suit.
  • When ready to print the "Quote Letter" you simply click on "Print Quote"

You use your own letterhead to print this document to hand to the Owner.


OVERVIEW

This Section and all Sections after the previous PD / ED are completely automatic.

  • "Overview" is where all the automatic information comes together and lists the Trade Cost Centres in construction order, which we call the "live" column because it always reads off whatever the latest price rates are whenever a project is retrieved, so that it always reads a current Quote price.
  • Two columns are provided next to each other, column AC and column AD. Costs at estimate time are copied from AC to AD, so that next time you retrieve the estimate you will have a comparison with what the estimate was then and what it is now, and when the owner decides to accept it, you can decide whether you or the owner will carry the difference.
  • Once the estimate has been copied from column AC to AD, this automatically sets the CALC going and puts all your official Contract Progress Payments figures in the estimate, shows the Total Input Tax that has been deducted, puts the estimate amount in the Quote Letter and shows what you will be paying to the Australian Tax Office.
  • All the figures above the line that reads "BUILDING COSTS, NO GST=" are nett costs only, which is what you want, because as you will remember, the INPUT TAX was deducted by the System in the BE Section, which now means that before the Sales GST is added, the system automatically adds your Profit Margin and Sales Commission (if any), then lastly adds the Sales GST.
  • For your comparison, the bottom of column AB shows the actual progress payments, to compare with those based on the yellow % figures.
